Regulatory framework
Amends the Regulatory Reform (Fire Safety) Order 2005 in relation to external walls, flat entrance doors and the structure of relevant multi-occupied residential buildings.
Introduced the building-safety regime for higher-risk buildings in England, including building-safety information commonly described as the golden thread.
Create specific fire-door and resident-information duties for relevant residential buildings. Regulation 10 includes 3-month communal fire-door checks and 12-month flat entrance door checks using best endeavours for buildings above 11 metres.
Places duties on the responsible person to take such general fire precautions as are reasonably required to ensure the safety of relevant persons.
